Situla

Intelligent Building Management for One of Ljubljana's Landmark Mixed-Use Developments

LJUBLJANA, SLOVENIA

SITULA

PROJECT OVERVIEW

Modern mixed-use developments must balance the needs of residents, businesses, visitors, and facility managers. Achieving this requires more than high-quality architecture. It demands intelligent infrastructure that ensures comfort, efficiency, reliability, and long-term operational performance.

Situla, one of Ljubljana's most recognizable urban developments, was designed as a multifunctional complex combining residential, commercial, service, and parking facilities within a single environment. Robotina's Building Management System provides the technological foundation needed to support efficient operation across this diverse and dynamic development.

A Complex Urban Environment

Situla combines a 20-storey residential tower, an additional eight-storey building, commercial premises, service facilities, and a large underground parking structure. The development includes 226 apartments, more than 6,000 m² of office space, over 5,000 m² of retail and service areas, and 856 parking spaces.

Managing a complex of this scale requires close coordination between numerous technical systems and stakeholders. Robotina's Building Management System provides the foundation for efficient building operation by connecting key building functions into a unified management environment.

Bringing Building Systems Together

From residential areas and common spaces to technical infrastructure, efficient operation depends on continuous monitoring and coordinated control. Robotina implemented a Building Management System that supports the management of lighting, blinds, HVAC systems, technical equipment, and other critical building functions. By integrating these systems into a unified building management environment, operators gain improved visibility and greater control over day-to-day operations.

This centralized approach helps reduce operational complexity while providing occupant comfort and overall building efficiency.

Enhancing Resident and User Experience

Beyond facility management, smart building technologies contribute directly to the daily experience of residents and occupants. The Building Management System enables intuitive control and monitoring of apartment functions while supporting efficient operation of common building systems. As technology evolves, the platform also provides a framework for continuous modernization and upgrades, ensuring that occupants can benefit from new capabilities without requiring major infrastructure changes. This ability to evolve over time helps protect the long-term value of the building while maintaining a modern user experience.

Supporting Efficient Building Operations

Large mixed-use developments generate significant volumes of operational data and require ongoing maintenance to ensure reliable performance.

Robotina's Building Management System supports continuous monitoring, alarm management, software maintenance, historical data management, and oversight of building automation infrastructure. Regular preventive maintenance and lifecycle support help ensure stable operation and long-term system reliability.

By providing facility teams with better visibility into system performance, the platform supports proactive management and more efficient building operation.

Designed for Long-Term Performance

The longevity of a building depends not only on construction quality but also on the adaptability of its technical infrastructure.

Situla continues to benefit from a Building Management System that can be upgraded and expanded as technologies and user requirements evolve. Ongoing modernization initiatives, including automation upgrades and new-generation control interfaces, ensure that the development remains aligned with contemporary expectations for comfort, efficiency, and digital building services.

Enabling Smarter Urban Living

Situla demonstrates how intelligent building infrastructure can support the efficient operation of large mixed-use developments. By connecting technical systems, streamlining facility management, and creating a foundation for future innovation, Robotina's Building Management System helps transform a complex urban environment into a more efficient, comfortable, and sustainable place to live and work.

Eco Silver House

Where Smart Living Meets Sustainable Energy

LJUBLJANA, SLOVENIA

Eco Silver House

PROJECT OVERVIEW

As cities seek new ways to reduce energy consumption while improving quality of life, residential developments are under increasing pressure to deliver both sustainability and comfort. Eco Silver House was designed to meet this challenge, combining advanced energy concepts, renewable energy integration, and intelligent building technologies into a single residential environment.

Recognized as one of Europe's pioneering IoT-enabled near-zero-energy residential developments, the project demonstrates how digital technologies can transform everyday living while supporting ambitious energy-efficiency objectives. The development brings together smart home functionality, renewable energy, and a unified Building Management System designed around the needs of residents.

A New Standard for Intelligent Residential Living

Eco Silver House comprises 128 apartments equipped with an integrated ecosystem of smart building technologies designed to enhance comfort, simplify everyday living, and optimize energy performance.

Robotina delivered a comprehensive solution that combines intelligent apartment automation, centralized energy management, renewable energy generation, electric vehicle infrastructure, and sustainable resource utilization into a single connected platform. Through advanced IoT technologies, residents, building systems, and energy assets operate as part of an integrated digital environment that continuously supports efficiency, comfort, and sustainability.

Intelligent Homes Designed Around Residents

At the heart of every apartment is an intelligent control environment that enables residents to manage key functions through an intuitive user interface. Temperature settings, lighting, power outlets, and other apartment functions can be adjusted according to personal preferences, allowing occupants to tailor their living environment while maintaining efficient energy use.

The solution extends beyond traditional home automation. Presence sensing, automated lighting control, intelligent shading, and HVAC optimization work together to create an environment that responds dynamically to occupant needs while minimizing unnecessary energy consumption.

Connected services provide greater visibility into energy use and allow residents to interact with their homes in a simpler and more informed way, creating a living experience that combines convenience with sustainability.

Connecting Buildings, Energy and Sustainability

Sustainability is embedded into the project's design through the integration of multiple energy and environmental technologies. The development incorporates a photovoltaic power plant, EV charging infrastructure, rainwater harvesting, and heat-recovery systems, creating a highly efficient residential ecosystem.

By connecting these technologies through a unified Building Management System, Eco Silver House demonstrates how renewable energy generation and intelligent control can work together to reduce energy demand and improve overall building performance. Energy is produced, managed, and consumed more intelligently, supporting both resident comfort and operational efficiency.

From Automation to Building Intelligence

Beyond individual apartment controls, Robotina implemented advanced IoT and energy-management capabilities that continuously optimize system operation across the entire development. Intelligent algorithms, connected devices, and the Building Management System help balance comfort, energy consumption, and operational performance.

The project also incorporates Robotina's Cognitive Optimization System (COS), which supports smarter resource management through advanced analytics, machine learning, and early fault detection capabilities. This enables continuous performance improvement and creates a foundation for long-term operational excellence.

Building the Future of Residential Living

Eco Silver House demonstrates how intelligent building technologies can redefine residential living. By connecting apartments, energy systems, renewable energy sources, and digital services into a single ecosystem, the development creates a more comfortable, efficient, and future-oriented living environment.

Smart home technologies, IoT connectivity, and advanced energy management work together to optimize building performance, reduce energy consumption, and enhance the everyday experience of residents.

Demonstrating the Future of Residential Living

DOM 24H Maribor, Slovenia

DOM 24H

PROJECT OVERVIEW

The transition towards sustainable living requires a new approach to residential design, where comfort, energy efficiency, renewable energy, and digital services operate as part of a connected ecosystem. Dom24H was developed as a pilot-demonstration project that brought together industry partners to explore and showcase innovative technologies for healthier, smarter, and more sustainable living.

The project served as a real-world demonstration environment where advanced solutions for smart homes, energy management, renewable energy integration, and electric mobility could be developed, validated, and experienced in everyday living scenarios.

Creating a Connected Home Experience

Robotina contributed the project's core digital technologies through its HIQ smart home platform, enabling residents to interact with their living environment through a unified user experience. Home functions, environmental controls, energy-related information, and connected devices are brought together within a single digital environment designed to simplify everyday living.

The solution integrates lighting, climate control, automation functions, and connected services into a coordinated residential environment. By connecting these systems, homeowners gain greater visibility into household operation while benefiting from improved comfort, convenience, and control.
