Intelligent Building Management for One of Ljubljana's Landmark Mixed-Use Developments
LJUBLJANA, SLOVENIA
SITULA
PROJECT OVERVIEW
Modern mixed-use developments must balance the needs of residents, businesses, visitors, and facility managers. Achieving this requires more than high-quality architecture. It demands intelligent infrastructure that ensures comfort, efficiency, reliability, and long-term operational performance.
Situla, one of Ljubljana's most recognizable urban developments, was designed as a multifunctional complex combining residential, commercial, service, and parking facilities within a single environment. Robotina's Building Management System provides the technological foundation needed to support efficient operation across this diverse and dynamic development.
A Complex Urban Environment
Situla combines a 20-storey residential tower, an additional eight-storey building, commercial premises, service facilities, and a large underground parking structure. The development includes 226 apartments, more than 6,000 m² of office space, over 5,000 m² of retail and service areas, and 856 parking spaces.
Managing a complex of this scale requires close coordination between numerous technical systems and stakeholders. Robotina's Building Management System provides the foundation for efficient building operation by connecting key building functions into a unified management environment.
Bringing Building Systems Together
From residential areas and common spaces to technical infrastructure, efficient operation depends on continuous monitoring and coordinated control. Robotina implemented a Building Management System that supports the management of lighting, blinds, HVAC systems, technical equipment, and other critical building functions. By integrating these systems into a unified building management environment, operators gain improved visibility and greater control over day-to-day operations.
This centralized approach helps reduce operational complexity while providing occupant comfort and overall building efficiency.
